Remodeling of a medical facility in McGregor, Minnesota. Completed plans call for the remodel of a 15,000-square-foot medical facility.
The project involves the commercial renovation and conversion of the East Lake ALU into a new clinic building for the Mille Lacs Band of Ojibwe HHS department, located in McGregor, MN. The existing structure is approximately 15,000 square feet and the work includes exterior sitework improvements, interior space reconfiguration to meet clinic needs, and modifications to mechanical, plumbing, electrical, low voltage, security, and fire protection systems, along with interior and exterior finishes, doors, and windows. All construction must adhere to the project plans and specifications prepared by Busch Architects, Inc.; contractors can request access to the design documents. Contractors are responsible for identifying discrepancies in the scope of work, reconnecting all utilities, securing all required permits and fees, repairing damage caused by the work, debris removal, and carrying Builder’s Risk insurance for the duration of construction. No work may start until all permits are obtained and provided to the project coordinator. Preference in contract award will be given to Indian organizations and Indian-owned enterprises, to the greatest extent feasible. Bidders must submit a signed lump sum proposal (supply and install), adhering to project-specific requirements including commercial Davis Bacon wage rates, a 0.5% TERO tax fee, a 10% contingency allowance for owner-directed changes, and provide documentation such as a completed bid form, proof of licensing, insurance, subcontractor/supplier list, and authorized signature sheet. Proposals must be mailed to the specified P.O. Box; alternative delivery methods will not be accepted. Contractors are required to mobilize within seven days of receiving a Notice to Proceed and submit a construction schedule upon contract signature. Contractors must also provide temporary protection, portable toilets, bi-weekly updates, and comply with Mille Lacs Band of Ojibwe employment requirements. A performance and payment bond for 20% of the contract price is required. Anticipated project schedule is Fall 2026 to Fall 2027.
