Repair of Post Office Balcony Roofs including the copper mansard roof, granite façade parapets, stone balustrade, roof structure and waterproofing components, dormer windows, etc. Bids must be submitted online. Reference Number 0000325139 Question Deadline 07/14/2026 at 2:00 PM PT Questions are submitted online Yes Official bid documents must be obtained from www.bgis.merx.com and bid submissions must be done through the Merx platform. POST OFFICE "BALCONY" ROOFS - PROPOSED ROOF ASSEMBLY OVER CONCRETE DECK 1.1.1 Provide protection for existing elements and finishes, including the copper mansard roof, granite facade parapets, stone balustrade, roof structure and waterproofing components, dormer windows, etc. Note: Sections of the Heritage / Character Defining Elements (Mansard Roof c/w copper step flashings) are required to be temporarily disassembled and once the roof membrane replacement and drainage upgrade work is completed, those elements are required to be reinstated. All work related to the Heritage / Character Defining Elements is to be carried out by trades specializing in the restoration of Heritage Buildings as defined in the corresponding section of the specifications. 1.1.2 Remove and store for reinstatement; copper step flashing at the side wall of the dormer and vertical copper pan at the base of mansard roof in the areas defined on the drawings. Work is to be conducted by an experienced copper installer specializing in heritage restoration. 1.1.3 Remove and discard the existing roof membrane exposing the concrete deck and upturn walls. 1.1.4 Remove and discard existing drainpipes and pipe insulation including cleanouts up to the existing drainpipe risers. The removal of the existing drainpipe will require portions of the Shot Crete to be removed. Provide for new Shot Crete to patch existing. 1.1.5 Provide for new main and overflow drains complete with new drainpipes and clean-outs as specified and detailed. All new drain and drainpipes are to be insulated. The overflow drain is required to have a stainless-steel mesh to prevent debris from migrating into the pipe. Provide for the pipe extension through the wall to be isolated to prevent corrosion from existing conditions. Note: the concrete substrate at all new drain and drainpipe locations are required to be scanned for reinforcing steel. The awarded contractor will be required to provide a report showing the results (table and drawing) of the located scanned reinforcing steel. Notify the consultant where steel elements impede the installation of the drains. 1.1.6 Provide for the installation of a new reglet as shown on the drawings. Reglet locations to be determined on site to select the joint that would allow for the lowest impact the granite stone facade. Joint consideration to be at existing mortar joints. Mock-up to be completed on a detached piece of similar stone type if the reglet is not through a mortar joint. Mock-up to simulate similar constraints as encountered working on the balcony. All mock-ups are to be approved by the consultant prior to further work being carried out. Note: All work related to the existing granite stone facade is required to be carried out with the use of hand tools only. The use of power tools will not be accepted.
