Site work, paving and new construction of a mixed-use development in Rancho Cordova, California. Completed plans call for the construction of a 22,304-square-foot educational facility; for site work for a educational facility; sidewalk / parking lot; for paving for a sidewalk / parking lot; and water / sewer project.

The scope for Cordova Villa ES Modernization Phase 1.2 consists of the construction of a new 8,720 SF administration building, a new 13,584 SF 10-classroom building, and remaining sitework, including asphalt paving, concrete paving, landscape, utility work completion, and upgrade angled accessible parking stall in the east lot of the new administration building. This increment also includes the demolition of 'Unit A' after completion of new buildings. This scope excludes the early procurement packages that have already bid: steel and gypsum board/cold-formed metal framing. The project is expected to begin construction August 2026. Refer to the bid documents for the complete scope. Project No. S1380-05-02 Application Number 02-123800 DSA File No. 34-19 App. No. 02-123800 Best Value Criteria: The following trades are subject to best value selection in accordance with the attached Best Value Criteria. Bidders must respond to each of the best value criteria listed. These may be verified via additional sources, including but not limited to Prequalification documents and post-bid interviews. HVAC Earthwork Schedule: See attached preliminary construction schedule provided for bidding purposes and review for critical dates. This schedule is subject to change. This project requires the use of a skilled and trained workforce under Education Code section 17407.5 and Public Contract Code section 2601. Education Code Section 17407.5 requires the use of a skilled and trained workforce, as defined by Public Contract Code section 2601, by subcontractors at every tier, to perform work which falls within an apprentice able occupation in the building and construction trades. Verification of compliance must be submitted on a monthly basis. Union labor is required. However, if a company is non-union, they can qualify if they use a Skilled & Trained workforce.
