The project requires abating numerous property maintenance violations as per a final court order. Major construction elements include repairing the structure's exterior facade; installing a landing or porch at the rear; correcting the structural support system of the breezeway; repairing the breezeway roof; correcting the structure's roof drainage; repairing or replacing windows and doors as necessary; and obtaining all required permits and Historic District Certificates of Appropriateness before construction begins. Contractors must submit a two-week look-ahead schedule each Thursday by 4:30 pm, submit all materials for review to the Building Official prior to ordering (materials must be period-appropriate and like-kind to the existing structure), and ensure all work and inspections are substantially complete by the specified date. The bid is lump sum and must include all necessary engineering, architecture, and subcontractor fees. Contractors are also responsible for keeping roadways and sidewalks adjacent to the work area clean and free of debris. Bids must be submitted on the specified form, are to be firm for the contract term, and must be inclusive of all associated costs, including those for subcontractors. Travel time and related costs will not be paid separately.
