Renovation of a military facility in Anchorage, Alaska. Completed plans call for the renovation of a military facility.
Provide design-build services to remove the existing built-up roof (BUR) system from a large historic facility and replace it with new roofing assemblies. Work includes complete removal of the existing roofing down to the structural deck for both the central barrel roof section and three lower lean-to roof sections. Install a new fully adhered 3-ply SBS-modified built-up roof assembly with granular cap sheet on the barrel roof, and new fully adhered 90-mil EPDM roofing systems on all lower roof sections. The project also includes replacement of all associated roofing components, including roof drains, flashings, vent pipe flashings, cover boards, insulation, vapor barriers, cant strips, and metal copings and trim. The structure includes a large steel and cast-in-place concrete building with multiple roof configurations, including a high barrel roof and several low-slope lean-to sections, and requires coordination with historic property considerations. This Open Market Design-Build Project, FXSB 26-7337 REPAIR REPLACE ROOF B11551, entails all work necessary to repair and replace the existing roof of Building 11551 (B11551). Building 11551 is a one-story, 75,000 square feet (SF) building framed primarily out of steel and cast-in-place concrete. The building was originally constructed in the early 1940s and is a historic property eligible for listing on the National Register of Historic Places. The main open space is 200-ft by 229-ft with a high barrel roof section that's approximately 50,500 SF. Additionally there are three (3) low slope roof lean-to sections. The West lean-to section is approximately 36-ft by 268-ft, with the East leanto section at approximately 36-ft by 229-ft. The East side shall include an addition that is approximately 35-ft by 38-ft. The South lean-to section is approximately 36-ft by 180-ft. This Design-Build project will remove the existing built-up roof (BUR) from both barrel center section and the three (3) lower roof lean-to sections down to the existing structural decking. New 3-ply SBS-Modified BUR roof assembly with granular cap sheet on the barrel roof section shall be installed and the three (3) lower roof leanto sections to include the East side addition shall be replaced with new 90-mil Ethylene Propylene Diene Monomer (EPDM) roof assemblies. All roofing assemblies shall be fully adhered. Replace existing roof drains, flashings, vent pipe flashing, cover board, insulation, vapor barrier, cant strips, metal copings and trim with new. Install new fall protection system on both the barrel roof and lower roof lean-to sections to include East side addition. Replace and install one (1) new full roof-to-roof metal ladder to replace existing ladder on Southwest section. Refer to Government's 35% Design Drawings for roof sections identified above in which work shall take place. *Note: The West lower lean-to roof work shall be completed first. Contractor's phasing plan shall have this portion of the roof as the starting point with all other roof work proceeding outward and over the barrel to the south lower lean-to roof. All existing HVAC equipment shall be removed during demolition and re-installed to the same location during installation of the new roofing membrane/system. Existing equipment curbs shall be demoed and replaced with new equipment curbs. Location shall remain. Remove and demolish existing roof access hatches that shall be replaced with new. Roof access hatch curbs shall also be demoed and replaced with new curbs. Location shall remain. Contractor shall confirm phasing plan during the design phase of the project detail with the 673 rd Project Manager and Inspector as design progresses. Due to the importance of maintaining the schedule for this project, it is requested that all questions regarding the specifications and/or drawings be submitted by 10:00 AM (Local Time), 15 June 2026.
