For construction manager at risk (CMR) services for its construction and improvements to be completed as part of its District Facilities Plan (Project). The Board wishes to engage a CMR firm experienced in working with Ohio public school districts. The CMR firm will be permitted to self-perform work on the Project as long as all applicable laws and regulations, including the Ohio Revised Code and Ohio Administrative Code, are followed. As required by Ohio Revised Code Section 9.33, et seq., the Board requests qualifications from experienced CMR firms to provide CMR services to the Board. Project The Board has identified improvements to be implemented and will work with the selected construction manager and separately contracted design professional to define additional work to be accomplished, as well as establishing a detailed schedule for completion of the anticipated tasks. The Project will include the following improvements: The construction of a new, self-contained middle school; Essential facility repairs across all District buildings (e.g., HVAC, roofing); Stadium safety improvement and athletic support space upgrades, with a focus on longevity, not expansion; Turf installation at Maryland Elementary School and Montrose Elementary School (green space and athletic spaces). Services Required: CMR services will begin immediately upon selection and will include, but not be limited to, design review and pre-construction, participation in developing the budget and updated construction cost estimates, participation in preparing the construction budget (including identification of significant milestones for completion of the Project), prequalification of subcontractors to perform the required work, construction, and close-out phases of the Project.
