Remodeling and renovation of an educational facility in Salt Lake City, Utah. Completed plans call for the renovation of a 71,250-square-foot educational facility; and for the remodel of a 14,000-square-foot educational facility.

Reference Number 0000429028 The University of Utah is soliciting proposals from qualified general contractors for the interior remodel of approximately 14,000 square feet within the existing City Center building for the Utah Games program. The work is organized into two distinct areas and will be performed within an occupied, operating facility, requiring careful coordination, phasing, and protection of adjacent tenants throughout construction. The primary scope consists of remodeling approximately 13,000 square feet on the west side of the second floor, converting the existing space into new offices and research space. A second, smaller scope involves an approximately 964-square-foot remodel of an existing classroom on the northeast side, reconfiguring it into a larger classroom with associated storage. Selected structural work is also included, notably saw-cutting and core drilling of the floor slab above the Level 1 tenant, which must be performed after hours and closely coordinated with the building manager. The project is a multi-discipline effort encompassing architectural, structural, mechanical, electrical, plumbing, and audiovisual (AV) systems. The construction documents include demolition, new floor plans, reflected ceiling plans, finishes, interior elevations, millwork and casework, and full MEP and AV design. The design team is led by Studio LP (Architect), with Lynk Engineers (Mechanical and Electrical), and BHB Engineers (Structural). Because the building will remain occupied and operational, the work is to be phased to minimize disruption. Certain scopes are tied to specific windows--for example, break room work scheduled around the university's winter break and classroom work timed to the end of the spring semester. The contractor will be responsible for maintaining safe, secure, and clean conditions at all times, protecting existing conditions, coordinating any utility shutdowns with the Owner, and adhering to all University of Utah policies and Utah Division of Air Quality requirements. Proposers should be prepared to demonstrate experience with occupied-facility renovations, after-hours structural work, and tightly phased institutional construction.
