PROJECT DESCRIPTION: This project consists of the removal and replacement of two existing cooling towers that currently serve 701 Jefferson St. and 801 Jefferson St. The design will include: removal of the two existing cooling towers and the associated piping, pumps, boilers, and electrical services; provision of a new "common" mechanical yard located on the east side of the buildings to house the new cooling tower equipment; provision of two redundant cooling towers with sufficient capacity for one tower to serve both 701 & 801 buildings, equipped with controls for "lead-lag" operation; provision of three condenser water pumps sized at 50% system capacity for an N+ 1 system, also equipped with controls for "lead-lag" operation; provision of all new "manifolded" piping with manual and automatic control valves to support the "switch-over" control system; provision of two redundant hot water boilers for "tempered" condenser water piping during heating seasons; provision of new VFD's for the three condenser water pumps; provision of new underground condenser water piping from the mechanical yard to connect to the existing piping at each building; and provision of an upgraded electrical service to the new mechanical yard.
