Removal of the existing built-up asphalt roof system on Areas A1 – A5, EPDM roof system on Area B, and sheet metal flashings. Install a new 30-year, 90-mil fully adhered EPDM roof system. Roof drainage as necessary to meet current code requirements and Minnesota State standards. The existing primary and overflow roof drain bowls will be replaced with new roof drain bowls and remain at their current locations unless not required by code or constricted by where they are located. Temporarily remove existing equipment scheduled for reuse and install new 2'-0" high insulated steel curbs to meet current energy code, as needed, to accommodate new insulation heights and mechanical unit curb R-value requirements. Remove obsolete mechanical equipment and curbs not scheduled for reuse and infill obsolete roof openings with new steel deck as required. Electrical conduit and lightning protection will be evaluated to determine if they will be removed and reinstalled, relocated, and missing terminals and broken pieces will be replaced to accommodate the new roof system heights. Skylights to be removed, and deck replacement provided. Repair and or install new double through wall in masonry walls per Minnesota State standards to accommodate the new roof system heights. Design and installation of access ladders. Door replacement as required to accommodate the new roof system heights. Review masonry cap stones and replace repair cracked and deteriorated caps.
