The Southeast Tennessee Human Resource Agency (SETHRA) is seeking licensed General Contractors to bid on renovations of a multi-family complex located at 15909 Rankin Avenue , Dunlap, TN 37327. The project consists of an approximately 4,613 square-foot building comprising eight (8) twobedroom , one- bath residential units, originally constructed in 1974. Exterior Improvements Roof Replacement Window Replacement Replacement of Exterior Doors and Storm Doors Replacement of defective and damaged siding and trim Electrical Systems o Full electrical system upgrades to meet current code including but not limited to installation of hardwired smoke detectors, installation of appropriate GFCI and Arc Fault protection according to code, replacement of main distribution centers, replacement of appropriate load sized electric panels in apartments, and final trim out. Exterior Improvements Replace the existing EPDM roof system (20-year warranty minimum), flashing, trim, gutters, skylights, and accessories. Roof system is to require all repairs necessary to the parapet wall and all other extrusions. Preparation of the underlayment of the roof shall allow for good adhesion and seaming to provide FULL warranty. All areas of foot traffic or potential work area for the existing HVAC units shall be properly protected from potential roof damage. Commercial grade guttering shall be installed with appropriate diameter to accommodate moisture runoff. Downspouts of appropriate size and splash blocks will be installed. Existing skylights will be removed and disposed of properly. Standard White Translucent Dome Skylights will be installed as replacements. Dome Skylights will be installed to manufacture specifications to allow for a warrantable leak free installation. Remove and dispose of the single pane aluminum slider windows. Replace all windows with vinyl single hung double paned windows without grids. Defective framing and trim will be removed including the sill and replaced with a matching product. Window framing, trim, and sill will be painted with a semi-gloss finish interior paint ( low VOC) to match . Remove and properly dispose of existing exterior doors. Replace with metal prehung exterior doors to be installed according to manufacturer specs. All trim will be primed and painted two coats of exterior grade paint (semi-gloss or gloss) Remove and properly dispose of existing exterior storm doors. Replace with a commercial grade mid view storm door with storable screen. Pre-hung screen door is to be installed according to manufacturer's specifications. Repair and replace transitions with a commercial grade metal product that will be installed according to manufacturer specifications. Ensure a smooth surface from exterior to interior free of trip hazards. Replacement of ALL wood siding (outer walls, not breezeways) and trim with durable, energy-efficient cement board materials according to manufacturer's specifications. Caulk all joints and trim to provide a leak free seal . Paint with acrylic latex paint, primer; include manufacturer recommended coats.
