Work consists of providing all labor, hardware, software, equipment, and expertise necessary to implement a comprehensive, data-driven maintenance program for Air Conditioning Unit 1 (ACU 1) and Air Conditioning Unit 2 (ACU 2). Services include supplying and installing a permanent wired condition monitoring system to enable continuous remote monitoring of critical parameters such as vibration and temperature, establishing baseline performance, and detecting anomalies. The contractor shall perform ongoing remote monitoring, data analysis, and condition-based maintenance actions, including precision laser shaft alignments, bearing replacements, and other service interventions triggered by system data trends. Work also includes conducting annual inspections of components such as foundations, mounting hardware, electrical connections, controls, shaft couplings, and blower-specific elements, along with lubrication of motor and blower bearings, seal replacements as needed, and operational checks. The contractor shall provide system implementation documentation, continuous access to monitoring data, periodic equipment health reports, detailed service intervention reports, and annual maintenance summaries in accordance with performance requirements.
