Preventative maintenance and service are required for five centrifugal liquid chillers, associated variable frequency drives, and refrigerant leak monitoring systems. The work includes quarterly and annual maintenance in accordance with manufacturer specifications, along with operational inspections and servicing of chillers and drives. Tasks include checking and tightening electrical connections, verifying safety controls and system operation, changing oil filters and dehydrators, monitoring oil systems, verifying water flow rates, inspecting and maintaining pumps and starters, and conducting refrigerant leak detection and repair. Variable frequency drives require cleaning, inspection, filter maintenance, and component checks for degradation. Annual services include oil and refrigerant analysis, replacement of coolant in applicable drives, cleaning and backwashing heat exchangers, inspection of coolant pumps, and vibration analysis of all chillers. Additional responsibilities include seasonal startup of chillers and associated systems, follow-up leak testing to ensure refrigerant integrity, and completion of all required regulatory documentation in compliance with applicable federal standards. The contractor must provide certified, trained personnel with demonstrated experience working on York chillers and Toshiba drives, as well as appropriate technical certifications for refrigerant handling and large-scale HVAC systems.
