Provide professional CPM services for the 10th and O street Reconfiguration project in downtown Sacramento California. The firm shall have experience in construction project management services for the design and construction of facilities of similar size and complexity to the Project. The 10th and O Streets State Office Building, located at 1021 O Street in Sacramento, is a 10-story, approximately 480,000 gross square foot facility and was constructed to serve as a temporary swing space for the Governors Office and the Legislature during development of the State Capitol Annex. Current occupants are expected to vacate the building in early 2028, creating an opportunity to optimize the facility for long-term state use. the pre construction phase duration of 18 months and the progressive design-build phase of 24 months, for a total of 42 months, followed by the move-in phase All technical questions should be directed to Brinda Saini, DGS Project Director III at brinda.saini@dgs.ca.gov. The project consists of comprehensive interior reconfiguration, including selective demolition of existing non-structural elements and building systems, followed by reconstruction of modernized office environments. Work will include reconfiguration of interior layouts, reconfiguration of mechanical , electrical, plumbing, and life safety systems, and installation of contemporary finishes and infrastructure. The design will emphasize flexibility, efficiency, and adaptability to support evolving workplace requirements. The renovation is also intended to include the Department of Finance (DOF) as a tenant, consolidating its operations into state-owned space and improving coordination with the Governor's Office and Legislature. Overall , the project will transform the building from an interim swing space into a long-term, highperformance state office facility aligned with DGS strategic objectives and statewide office space planning efforts. The building is expected to be occupied by the legislature and approximately 600 DOF staff, in addition to on-site DGS Facilities Management Division staff and CHP. The anticipated design-build budget for the Building Renovation is approximately $100,000,000 with the preconstruction phase duration of 18 months and the progressive design-build phase of 24 months, for a total of 42 months, followed by the move-in phase The deadline to submit questions is 31 July 2026.
