Site work and new construction of a municipal facility in Fort Chipewyan, Alberta. Completed plans call for the construction of a 10,000-square-foot, two-story above grade municipal facility.

The Owner intends to procure professional services and construction for a new, approximately 10,000 square foot, two-storey office building. The facility will accommodate administrative functions, reception, collaboration areas, meeting rooms, support spaces (copy/print, storage, IT), and building services. The project includes sitework, building construction, utilities, code compliance, commissioning, and close-out documentation. Objectives include functionality and flexibility; durability and maintainability; energy-efficient systems; compliance with applicable codes and accessibility standards; a competitive total cost of ownership; and delivery within the stated budget and schedule. The building design must incorporate Indigenous design and contain elements of local DENE culture. A display area for artifacts and art to be designed for in the lobby/public location. Design must take advantage of lake view. Design / Professional Services a) Confirm program and develop design through Schematic Design, Design Development, and Issued for Construction (IFC) stages. b) Provide complete coordinated architectural, structural, mechanical, electrical, civil, and landscape design, including specifications. c) Integrate accessibility requirements and barrier-free design. d) Coordinate with Authorities Having Jurisdiction (AHJs) and support permitting. e) Provide interior design/finish selections. Provide furniture planning. Construction a) Site preparation, erosion control, grading, and utility connections. b) Building structure, building envelope, roofing, doors/windows, and exterior finishes. c) Interior construction including partitions, ceilings, casework, and finishes. d) Mechanical (HVAC), plumbing, fire protection, and controls. e) Electrical power distribution, lighting (with controls), emergency lighting, fire alarm, communications rough-in, and grounding. f) Networking System, Wireless access infrastructure (Starlink Satellite). g) Security system for access doors, cameras, and FOB access. Include motion and glass break detectors. f) Site works include parking, sidewalks, curbs, lighting, signage, and landscaping. g) Site servicing connections, power, water and sewer. Installation of oil supply tanks (if necessary). g) Testing, inspection, commissioning, training, warranties, and close-out (as-builts, O&M manuals). Performance Targets (Minimum) Energy efficiency meeting or exceeding current code; identify proposed targets (e.g., energy intensity, envelope performance). Acoustic performance appropriate for offices and meeting rooms. Indoor air quality compliant with applicable standards. Durability and maintainability are suitable for daily office use.
