Renovation of a mixed-use development in New York, New York. Working plans call for the renovation of a medical facility.
This project requires the contractor to furnish all supervision, labor, equipment, and materials necessary to renovate the Community Living Center (CLC) Recreation and Dining Area in accordance with plans and specifications. Work includes comprehensive architectural, mechanical, electrical, plumbing, HVAC, fire protection, and communication system upgrades to reconfigure and modernize the first-floor space in Building 106. Architectural work involves demolishing existing assemblies and finishes; constructing a new sunroom with insulated glazing, vestibule, roofing, drainage, and interior partitions; upgrading restrooms to ADA-compliant fixtures with motion sensors; reconfiguring rooms including offices, storage, library/study, salon, sound studio, and entertainment areas; and installing new flooring, ceilings, lighting, and finishes. Kitchen and dining areas will receive new appliances and storage provisions, and atrium areas will undergo repairs such as resealing glass, improving drainage, replacing lighting, windows, metal panels, and heating/cooling systems with integrated controls. Electrical scope includes demolition of existing systems, installation of energy-efficient LED lighting with dimming controls, occupancy sensors, new receptacles, and updated power distribution using existing panels. Low-voltage systems require new conduit pathways, device connections, and engineered shop drawings. Plumbing work includes removal of existing fixtures and piping and installation of new domestic water, sanitary, and vent systems tied into existing mains. HVAC work includes removal of existing air distribution components and installation of new terminal units, ductwork, return air systems, thermostats, and modifications to improve airflow and temperature control. Fire protection systems will be modified to align with the new layout while maintaining continuous operation. The contractor must coordinate all work to minimize disruption in an occupied facility, adhere to strict safety and infection control measures including ICRA barriers and negative air pressure, and follow all VA, OSHA, EPA, and applicable codes. Tasks include scheduling, submittals, testing, quality control, cleanup, and waste disposal. The project requires phased execution, potential off-hours work, and strict coordination for utility shutdowns. Deliverables include a project schedule within 45 days of Notice to Proceed and full testing and documentation prior to acceptance. The project duration is 300 calendar days, and the contractor must utilize the Autodesk Build (ACC) platform for all project management, documentation, and communication activities.
