Pineview, located at 4348-4382 1st Avenue, Prince George, is a two-storey, wood-framed townhouse complex consisting of 12 residential units across three buildings. The building includes 2, 4, and 6 three-bedroom units, respectively, each with a private fenced backyard and access to shared surface parking. The building shows age-related deterioration, including water ingress and degraded exterior finishes. Several key building components have exceeded their expected service life. In addition, the walkways are in poor condition and present tripping hazards. This project involves comprehensive remediation and upgrades to address building envelope deficiencies, mechanical and electrical upgrades, and site-related issues in order to restore building performance, durability, and occupant comfort and safety. The project includes, but is not limited to the following scopes of work (and as further described in Appendix E – Project Manual): Building envelope remediation, including replacement of face-sealed stucco with new a fibre-cement rainscreen assembly; Replacement of window and exterior door (both sliding and swing doors); Mechanical upgrades, including installation of a new ERV system; replacement of the existing gas-fired furnaces with new dual-fuel furnace and heat pump systems; replacement of the existing gas-fired water heaters with new electric water heaters; and replacement of rainwater leaders; Electrical upgrades, including service size upgrades and installation of new exterior lights; and Site improvements, including replacement of walkways and stairs, installation of a new catch basin lead and catch basin manhole, and upgrades to landscaping elements.
