Renovation of a multi-residential development in Baltimore, Maryland. Completed plans call for the renovation of a multi-residential development.

Renovation of one vacant unit including labor, material, supervision, equipment, and permits required to complete the work. Questions Due Date: Jul 30th 2026, 2:00 PM EDT General: 1. Remove and properly dispose of all Trash, Furniture and Miscellaneous Items in the Unit. 2. Replace closet shelving/closet rod as necessary 3. Final Cleaning of Entire Unit to Make Ready for Occupancy. Bathrooms: 1. Remove existing facebowl and faucet, supply and install new Vanity Cabinet w/ Vanity Bowl, faucet and stainless steel 1-1/4" drain line. 2. Clean existing toilet and supply and replace toilet seat 3. Remove existing, supply and install New Medicine Cabinet with Mirror 4. Remove existing, supply and install all new bathroom Accessories, Non-UFAS 5. Remove existing shower head and tub spout, supply and install a standard shower head and tub spout. 6. Remove existing shower wall, supply and install new shower wall (12"x 24" tiles) 7. Remove existing bathtub and faucet, supply and install new bathtub with new faucet 8. Remove existing shower rod, supply and install new shower rod 9. Remove existing GFCI, supply and install new GFCI with cover 10. Clean radiator of debris Kitchen: 1. Remove existing rangehood, supply and install Broan #4100 range hood (Black) 2. Remove existing kitchen cabinets and countertops, supply and install new HUD severe use wall and base cabinets 3. Remove existing kitchen faucet, supply and install new Delta faucet 4. Remove existing kitchen sink drain line, supply and install new stainless steel 1-1/2" (inch) drain line 5. Remove existing laundry hookup box, supply and install new laundry hookup with hot / cold water valves. 6. Clean radiator of debrisBedroom # 1 : 1. Remove existing vertical window blinds, supply and install new vertical window blinds (2) 2. Clean exterior and interior of heating convector of any debris. 3. Clean window frames including sills and wells (Lead Testing) and window glass. 4. Repair Closet Shelf and pole. 5. Clean radiator of debris Bedroom #2 : 1. Remove existing vertical window blinds, supply and install new vertical window blinds (2)2. Clean exterior and interior of heating convector of any debris. 3. Clean window frames including sills and wells (Lead Testing) and window glass. 4. Paint existing Closet shelf and replace pole. 5. Clean radiator of debris Livingroom : 1. Remove existing window blinds, supply and install new window blinds (2) 2. Clean window frame including sills and wells (Lead Testing) and window glass 3. Remove existing receptacle covers, supply and install new receptacle covers 4. Clean exterior and interior of heating convector of any debris. 4. Remove existing closet door, supply and install new closet door Mechanical / Plumbing: 1. Check and Inspect Gas Distribution (Stove) for service and repair any leaks. 2. Water Distribution (Bathroom & Kitchen) for leaks, repair leaks throughout whole unit 3. Inspect and Repair (if necessary) Drain, Water & Vent (Bathroom and Kitchen, toilets) Electrical: 1. Remove all existing cover plates, supply and install all Switch / Receptacle Outlet metal cover plates. 2. Remove existing raceways, supply and install new raceways throughout entire unit 2. Check Electric Service Panel for Gaps/Missing Breakers/Doors. 3. Remove existing light fixtures, supply and install LED integrated light fixtures in bedrooms, common areas, kitchen, living room and bathroom. 4. Install 10 yr. sealed smoke detectors in every bedroom 5. Install combination smoke / carbon monoxide detectors on 1st and 2nd Floor common areas Painting/Drywall Repair: 1. Supply all materials to Paint the Entire Units to Include: Walls and ceilings shall be painted with two finish coats eggshell latex .Kitchen and bathroom walls & ceilings, and all doors, shall receive a semi-gloss final finish coat. Paint existing handrails on 1st and 2nd level stairways Exterior door and frame, porch front and steps and exterior railing shall be painted (Lead Testing) The Contractor shall be responsible for all drywall repairs , point-up and resulting painting required, ensuring a high-quality finish that is acceptable to the HABC Housing Management. Paint shall be Sherwin Williams "Pro-Mar 200" in HABC Antique White color (or brand of equal color, finish, durability, etc.). The Contractor shall follow United States Environmental Protection Agency (EPA) Lead-Based Paint Renovation, Repair and Painting (RRP) Program Rules.
