Renovation of a laboratory facility in Kearneysville, West Virginia. Completed plans call for the renovation of a laboratory facility.
Remove and replace the existing shingled roofing systems on Building #1 (Telework Building) and Building #2 (Quarters 111). Work includes complete removal of the existing roofing systems, installation of new shingles that meet historic preservation requirements, and replacement of flashing, gutters, and downspouts. The contractor shall provide all labor, materials, equipment, supervision, and related services necessary to complete the roofing replacement project within a 60-day period of performance. Location: Leetown Research Laboratory, 11649 Leetown Road, Kearneysville, WV 25430. Period of Performance : 08/27/2026 to 11/24/2026 For questions on this solicitation, contact Dayna Parkin, dayna_parkin@ios.doi.gov . General Contractor is to provide all personnel , management, labor, equipment, personal protective equipment, transportation, tools, testing equipment, supplies, supervision, and other necessary items and services at EESC. The contractor is required to comply with federal , state, and local laws and comply with applicable state, federal , and OSHA safety standards. 1. Building # 1: Telework Building, this roof is approximately 6-7k sq ft with an approximate 5/12 pitch with architectural style shingle, replacement shingle needs to meet or exceed the specs of Owens Corning Definition Duration, and needs to be replaced with the same style and color due to historic preservation restrictions. Underlayment will be 30lb roof felt or synthetic roof underlayment. Ice and water shield needs to be installed on the eave and rake to a point where the ice and water shield extends past the exterior wall underneath. Contractor will remove and dispose of all existing roofing materials. Contractor to verify size and pitch of roof and appropriate style and color. This roof has 3 separate sections, 3 through roof penetrations ( boiler and a fume hood and sewer vent) replace the sewer vent boot and all drip edge. The contractor will remove the fume hood roof exhaust to below the roof deck and sheath the penetration. Contractor should clearly state additional costs for replacement of any bad roof decking material . Replace all existing gutter and downspouts to match existing color and downspouts to the ground with an extension to remove water from the building site. Telework building has approximately 190-200 lineal feet of gutter, downspouts will range 20-25 feet. 2. Building #2: Quarters # 111 This roof is 3-tab asphalt shingle and needs to be replaced with the same style and color due to historic preservation restrictions. This roof contains 3 separate sections, main house, porch and garage roof. Replacement shingle should have a 25-year warranty and meet or exceed specs to Owens Corning Supreme Algae resistant 3-tab shingles. A minimum of 30lb roof felt underlayment or synthetic roof underlayment will be used . Ice and water shield need to be installed on the eave, rake and valleys to a point where the ice and water shield is past the exterior wall underneath . It appears to be a 12/12 pitch. Roof square footage for house, porch and garage is approximately 2,100 sq ft, contractor to verify size and pitch of roof. Contractor will remove and dispose of all existing roofing materials. All flashing and drip edge should be replaced on this project, Any step flashing that is at the roof decking and wall siding can be reused if not damaged to eliminate the need to remove siding Facility Manager will approve the re use of any step flashing in these areas The contractor will install a chimney cricket at the unused chimney and the remaining flashing will be replaced. Contractor should clearly state additional costs for replacement of any bad roof decking material. Replace existing gutter and downspouts. Satellite Dish will be removed and not re attached . Quarters # 111 has 80 - 100 lineal feet of gutter, downspouts will be 10-12 feet and installed to the ground with an extension to remove water from the building envelope.
