The work shall consist of the complete removal and disposal of the existing builtup roofing (BUR) system, including all roofing membranes, flashings, insulation, roof drains, and associated roofing components down to the existing structural roof deck. The Contractor shall inspect and prepare the existing deck surface, replacing any deteriorated or damaged decking as directed. The project includes the installation of a new fully adhered EPDM roofing system, new rigid roof insulation to achieve the specified thermal performance and drainage requirements, new cover board where required, and all associated accessories necessary to provide a complete and watertight roofing assembly. Work shall also include the removal and replacement of existing roof drains, drain strainers, drain leaders as required for proper system integration, and all related flashing and waterproofing components. Additional work shall include the removal and replacement of existing terracotta coping systems with new prefinished metal coping, installation of new edge metal, base flashings, pipe boots, penetration flashings, sealants, and all other accessories required by the roofing manufacturer. The Contractor shall coordinate all work necessary to provide a complete roofing system, including temporary weather protection, debris removal, and compliance with manufacturer warranty requirements.
