Renovation of a conference / convention center in Boston, Massachusetts. Completed plans call for the renovation of a conference / convention center.

Questions or requests for information, clarification or interpretation of the bidding documents must be submitted to procurement@ massconvention.com in writing in accordance with the Instructions to Bidders and must be received no later than 5:00 p.m. on August 18, 2026. Each general bid on this contract must be accompanied by a copy of a Certificate of Eligibility issued by the Massachusetts Division of Capital Asset Management and Maintenance (DCAMM) showing that the bidder has the classification and capacity rating to perform the work required. Each bid shall be submitted and will be considered in accordance with the Instructions to Bidders and other Contract Documents, and shall be accompanied by a bid deposit in the amount of 5% of the value of the bid. The Authority reserves the right to waive any informality in or to reject any or all bids if it be in the public interest to do so. This project includes providing all labor, materials and equipment necessary to provide comprehensive modernization of passenger/service elevators EL-B3 and EL-B4, and freight elevator EL-B5 within the North Lobby of the Memino Convention & Exhibition Center (MCEC). Classified as a Level 1 Alteration under the Massachusetts Existing Building Code, the intervention replaces the building's original, obsolete 2004 Fujitec systems with nonproprietary, open-source technology to eliminate procurement risks and ensure long-term serviceability. The scope includes replacing geared traction machines with units featuring emergency secondary brakes, updating controllers to VVVF microprocessor drives, and installing robust car safeties and overspeed governors. Furnish and install a front-of-house access barrier to shield the work zone and restrict public access during construction, including third-shift, non-dark-day operations. Due to heavy service wear, EL-B3 and EL-B4 will receive stainless steel frame re-wraps, heavy-duty diamond plate wainscoting, and new doors with heavy-duty gibs. EL-B5 will be outfitted with a new, reinforced steel freight cab, a wireless door controller system, and light curtains. To support operations during conventions, a separate inconspicuous riser will allow the duplex pair to run as independent swing service units. Peripheral trade coordination includes upgrading the machine room with a new 4.5-ton mini-split cooling system tied to emergency power, correcting separate electrical circuit disconnects, separating life safety loads on ATS #9, and integrating an advanced fire command panel at the central Security Center.
