Site work and renovation of an educational facility in Los Angeles, California. Completed plans call for the renovation of a educational facility.

Roofing replacement at Cienega ES. 1. Demolition & Abatement: The Contractor shall be responsible for the complete removal and abatement of all existing roofing materials down to the substrate. This includes, but is not limited to, the following components: pipe flashings, mechanical sleepers, counter flashing, mechanical- curb flashing, conduit supports, gutters, downspouts, scuppers, mechanical curb covers, pitch pockets including all filler material, and coping. a. All standing seam metal roofs are exempt and are to remain in place as is. All work at metal roof to low-slope transitions shall be installed per manufactures installation guide. b. All skylights are exempt and are to remain in place as is. All work at roof to curb/flashing transitions shall be installed per manufacturers installation guide. 2. New Roof System Installation: o The Contractor shall install a new roofing system comprising the following components : Minimum 60 mil thermoplastic roof membrane composed of polyvinyl-chloride (PVC) including new mechanical curb caps, counter flashing, duct-curb flashing, electric conduit and gas pipe supports (using durablocking), gutter, downspouts, vinyl-clad edge metal, and scuppers. Recondition all primary and condensation roof drains . Replace any missing drain assembly components. 3. Installation Standards & Compliance: All installation work and materials used shall follow the approved details, the Los Angeles Unified School District (LAUSD) Specifications 07 5413 Mechanically Attached and 07 5419 Fully Adhered PolyvinylChloride Roofing for the applicable substrate, all related LAUSD specification sections, and the manufacturer's installation guide. 4. Ponding Mitigation: The Contractor is solely responsible for mitigating ponding areas on the roofing system. Contractor shall install crickets at all areas showing visible signs of ponding water. The Contractor is responsible for ensuring that ponding mitigation measures effectively eliminate standing water on the roof surface. 5. HVAC & Platform Securement: The Contractor shall secure all HVAC units and platform covers per LAUSD detail drawing in appendix or contractor provided approved detail. 6. Stucco & Wood Repair: The Contractor shall be responsible for the repair or replacement of any stucco and/or painted wood members that are damaged during the process of replacing the existing roofing system 7. Obsolete Equipment Removal: The Contractor shall remove all owner identified obsolete equipment and fixtures i.e. inoperable antennas. 8. Touch-up Paint: The contractor shall perform touch-up paint as required to match existing 9. Roof Hatch Replacement: All roof hatches are exempt and are to remain in place as is. 10. Walk-tread Installation: Install walk-treads at the perimeter of all regularly serviced roof-mounted equipment. For roofs with a designated access point (e.g. , roof hatch, ladder access), install a continuous walkway leading to and around all serviceable equipment. The walk-tread material shall contrast with the primary roof membrane. The contractor must give a detailed walkway layout plan for approval before starting any installation work. 11. Gutter and Downspout: Unless specific instructions are given, replace all existing gutters and downspouts per Section 07 6000. 12. Field Verification: The contractor is responsible for field verifying all dimensions and quantities. 13. Construction Schedule: Contractor shall use scheduling software such as Microsoft Project to provide a detailed baseline schedule, monthly updates, and recovery schedules for the project. Contractor shall incorporate milestones, found in the Phasing of the Work specification, into the project schedule. 14. Inspections: Contractor shall keep record of all inspection requests and maintain an updated accurate log for review at progress meetings. Contractor shall resolve inspection corrections in timely manner. 15. Bird Control Devices: Provide all labor, materials, equipment, and supervision necessary to remove damaged, detached, or ineffective existing bird control devices and install new bird control systems, including bird spikes and bird netting, at all buildings where bird control devices currently exist or where previously installed devices have fallen off. Work shall include site inspection, removal and disposal of existing materials, surface preparation, installation of new bird deterrent devices, and securing all systems in accordance with manufacturer recommendations and industry standards.
