Fall Brook Elementary School Building Project, 25 Decicco Drive, Leominster, Ma 01453 - Invitation for Bids (Ifb) for Prequalified General Contractors and Filed Sub-bidders Only, Except for Elevators for Which Prequalification is Not Required. A. The Fall Brook Elementary School project consists of the construction of a new elementary school building, grades K-5, of approximately 105,000 s.f. and associated utilities, site and landscape work, and demolition of the existing structure. The school building is comprised of a front single story public structure, with main office, gym, cafeteria, nurse's suite, and custodial support spaces. The classroom bar is a two-story structure separate from the front section by a 2-hour firewall. The classroom building houses the classrooms, Special Education rooms and suites, Media Commons, and specialist rooms such as music, art and science. Both sections of the building are fully accessible and houses an elevator. The new building is primarily a steel structure, with glulam at select locations, and a brick, metal, high-performance windows exterior wall system, and both sloped metal and membrane roofing exterior. The building envelope and systems will meet the stretch energy code and the mass specialized opt-in code. The systems and exterior construction will be validated by a Cx agent. B. The exterior sitework includes new access roads and parking structures, sidewalks and pedestrian access, retaining walls, new play areas with structures, and landscaping including stormwater management systems. The new building will be constructed in close proximity to the existing building, which will be demolished after the new building is complete to allow construction of the new site features. The building site is adjacent to protected habitats and wetlands which will need to be separated from construction activities. Stormwater protection and erosion control is part of the scope of the work. C. The project is registered as a LEED project and will be attempting LEED Silver certification.
