Lease-leaseback construction services for whole site revitalization project at Brea Junior High School. The District intends that the Project Contractor shall perform any and all preconstruction, construction, and related services, and provide any and all equipment, materials, supplies and other things, as may be necessary and convenient to accomplish full and satisfactory completion of the Project, including, without limitation, assisting with DSA close-out of the Project. The Project Contractor SHALL NOT commence or be required to commence construction of any portion of the work that is subject to approval by the DSA prior to the District obtaining DSA approval for that portion of the work. The Project generally consists of a comprehensive reconfiguration and modernization of the Brea Junior High School campus, to be completed in two phases. The first phase of the Project will involve creation of an interim campus, including, among other things, site work and installation of approximately 41 leased portable classrooms, to accommodate school operations while construction of the permanent campus is ongoing. The second phase of the Project will involve construction of the permanent campus, including, among other things: ( i ) site improvements including grading, parking, hardscape and fencing; (ii ) demolition of certain existing buildings; ( ii ) modernization of the existing administration, kitchencafeteria, and CTE classroom facilities; (iii ) construction of new library facilities; ( iv) construction of new single-story classroom buildings anticipated to serve sixth-grade students, new single-story classroom buildings anticipated to serve seventh and eight grade students, a new events center consisting of gymnasium , performing arts, and community- use spaces, and additional space for career technical education; and (v) removal of the interim campus and final site work.
