Sherbourne Health owns and operates a six-storey building (excluding basement and mechanical PH) of approximately 122,000 square feet. This facility has five hot water boilers, which provide all hot water in the building, essential for air temperature control through the central HVAC system , perimeter (induction/hot water radiators), and interior VAV reheats, and to provide hot water for faucets in washrooms, clinical exam rooms, and showers for our inpatient facilities (50 beds total ) located on the third, fifth and sixth floors and operated by the Acute Respite Care program and tenant organization Unity Health Toronto Withdrawal Management Services program. Of the five boilers, two are no longer functional and were decommissioned in 2022. The remaining three boilers are original to the building (1968) and while capable of supplying adequate hot water to meet current needs, are now at the end of operational life. Recently our boiler maintenance contractor reported that one of the three boilers was malfunctioning due to broken components, and because they are now obsolete there are no replacement parts available to repair it. The contractor has recommended replacement of all three boilers. It is unknown how long we will be able to maintain the boilers in compliance with TSSA certification standards, before there are further component failures that cannot be resolved . This is an imminent breakdown risk that will have significant consequences for continuity of health care operations. Due to the critical impact of potential boiler failure, Sherbourne Health has applied for and received funding from Ontario Health for a boiler replacement project, based on a proposal to remove and replace the two decommissioned boilers with two new high efficiency condensing boilers capable of meeting the water heating needs of the building. The three remaining original boilers are to be maintained for as long as possible to provide a backup redundant water heating system when necessary. SHERBOURNE is looking for a cost-effective and quality system that will meet its needs today and is scalable and flexible enough to meet its future needs. Scope of work: Information gathering Engineering design and drawings. Startup and mobilize. Shutdown heating boiler, isolate plumbing, electrical , gas and venting. Mechanical Remove all venting associated with heating boilers. Remove and scrap two (2) Teledyne Laars boiler M#HH3050IN (3,000 MBH). Land two (2) new high-efficiency condensing boilers (3,000 MBH ) on existing concrete pad. Rework boiler supply and return water piping connections c/w insulation and vinyl wrap. Preform Test and Balance (TAB) c/w report. Rework gas lines and connect to boiler, paint and support to code. Supply and install new venting from each boiler into common venting. Install chimney linear in existing chimney system. Supply and install new neutralizer kit and pipe to floor drain. Startup and commission. Electrical Rework electrical connections to boiler. o Rework electrical connections to circulating pumps. Supply and install new disconnect switches. ESA. Control Work with approved BAS contractor. Interlock boilers and pumps. Preventative Maintenance Proposed schedule for regular preventative maintenance and service. Costing for PM service contract (three-year and five-year options).
