Replacement of the EPDM roof above the gymnasium portion of the Norris Community Building. Questions regarding the project or arrangements to examine the roof shall be directed to Kerry Hevel, Public Works Director, at publicworks@norristn.gov. Approximate Roof Area: 5,400 square feet split among four sections. The project consists of replacing the EPDM roof above the gymnasium. The roof consists of three staggered, low-slope roof sections with windows located along the vertical walls between roof levels. An additional smaller flat roof area is located to the side of the gymnasium. Bidders shall visit the site, verify measurements, and familiarize themselves with existing conditions before submitting a bid. Remove the existing ballast and stockpile it for reuse. 2. Remove and properly dispose of the existing EPDM roofing membrane. 3. Inspect the existing EPS insulation and roof decking or substrate after removal of the membrane. 4. Replace wet, damaged, or deteriorated EPS insulation as authorized by the City. Replacement insulation shall match the existing type and thickness. Bidders shall provide a unit price per square foot for this work. 5. Replace damaged or deteriorated roof decking or substrate as authorized by the City. Replacement material shall match the existing construction. Bidders shall provide a unit price per square foot for this work. 6. Install a new 45-mil reinforced EPDM roofing system from a recognized commercial roofing manufacturer. The system shall be suitable for ballasted installation and installed according to the manufacturer's requirements. 7. Install a compatible reinforced securement strip, at least six inches wide, along walls, roof edges, and changes in roof elevation as required by the roofing manufacturer. 8. Properly secure and flash the membrane at all walls, roof edges, penetrations, windows, scuppers, and changes in elevation. 9. Replace damaged window framing and flashing located between the roof levels. Ensure windows are properly mounted and straightened. 10. Replace existing through-wall scuppers with new commercial-grade through-wall scuppers of the same size. 11. Install new commercial-grade aluminum conductor heads with minimum opening dimensions of 13 inches by 4 inches. 12. Install new 4-inch downspouts. The completed drainage system shall direct water away from the building and prevent water from bypassing the conductor heads or discharging onto lower roof sections. 13. Install new 24-gauge metal edging with a minimum 20-year factory finish and a compatible sixinch cover strip. 14. Reinstall the existing ballast in accordance with the roofing manufacturer's requirements. If the bidder determines that the existing ballast is unsuitable or insufficient, the deficiency and the cost of providing additional ballast shall be identified in the bid. 15. Remove all construction debris and leave the roof, building, and surrounding work areas clean and safe.
