Renovation of a municipal facility in Gallatin, Tennessee. Completed plans call for the renovation of a municipal facility.

A. Comprehensive As-Built Documentation Measured drawings of the entire structure at all floor levels including basement, attic, and any mezzanines. Reflected ceiling plans, building sections, all four elevations, roof plan, roof framing documentation, and site plan. Identification and documentation of original 1939 features, distinguishing them from later modifications. Photographic documentation of all interior and exterior spaces, including detail shots of historic features, original materials, hardware, light fixtures, woodwork, plaster, flooring, and masonry. Drawings delivered in current industry-standard CAD or BIM format, in both editable file format and PDF. B. Structural Assessment o Foundation condition and load-bearing capacity. o Floor framing condition at each level. oRoof framing and load capacity. Exterior masonry walls - condition, cracking, mortar deterioration, water intrusion. Identification of structural deficiencies, including any introduced by later modifications, with recommendations for remediation. Sealed report by a licensed Tennessee structural engineer. C. Building Envelope Assessment Exterior masonry, pointing, and weatherproofing. Windows operability, glazing, weather sealing, historic significance. Doors operability, hardware, weather sealing, historic significance. - Roof covering, flashing, drainage, gutters, and downspouts. Site drainage as it affects the building envelope. Identification of all sources of water intrusion. D. Mechanical, Electrical, and Plumbing (MEP) Systems Assessment HVAC: existing system inventory, condition, capacity, ductwork, controls, and remaining service life. Electrical : service capacity, panel condition, wiring, code compliance, lighting inventory. Plumbing: water supply, waste, vent, fixtures, water heating, identification of any lead or galvanized piping. Fire suppression: existing system if any, code compliance status. Communications and data infrastructure. Recommendations for system replacement vs. repair. o Sealed reports by licensed Tennessee MEP engineers.
