Provide all labor, materials, tools, equipment, supervision, monitoring services, repair parts, transportation, and technical expertise necessary to inspect, test, maintain, monitor, troubleshoot, and repair the fire alarm systems at the Minneapolis VA Health Care System in accordance with the most current edition of NFPA 72: National Fire Alarm and Signaling Code. Services include annual inspection and testing of all fire alarm systems, semiannual inspection and testing of Community Living Center smoke detectors and battery chargers, preventive maintenance, software and firmware review and updates, 24-hour monitoring, emergency callback services, and corrective repairs. Work includes maintenance and repair of the Gamewell/FCI E3 addressable fire alarm network, network graphic annunciators, digital alarm communicator transmitters (DACTs), emergency voice communication systems, smoke and heat detectors, duct detectors, sprinkler and standpipe interfaces, elevator recall and shunt-trip functions, smoke barrier door controls, notification appliances, supervisory devices, auxiliary fire alarm systems, and related wiring, circuitry, and components. The contractor shall provide qualified NICET-certified personnel, coordinate required elevator technician support, perform all testing and inspections required by NFPA 72, identify system deficiencies and hazardous conditions, provide detailed inspection and maintenance reports, support periodic voice alarm message programming, and furnish all parts and materials necessary to maintain the systems in operational and code-compliant condition. Services shall also include emergency response, troubleshooting, and repair of fire alarm system failures across multiple medical campus buildings and associated facilities.
