Conceptual plans call for the construction of a 23,800-square-foot medical facility; for paving for a four-story above grade, 105-space parking garage; 172,820-square-foot, five-story above grade, 122-unit multi-residential development; sidewalk / parking lot; for site work for a playground / park / athletic field; and office development.
The Ocean View Boulevard Affordable Housing Project Disposition and Developer Agreement involves demolition of two existing surface parking lots and the existing San Ysidro Health Comprehensive Health Center, followed by construction of a new three-story 23,800-square-foot healthcare facility, a four-story parking garage with 105 spaces, and a five-story affordable multifamily residential building containing 122 units (121 resident units and 1 manager's unit). The residential building will total approximately 172,820 square feet and include leasing offices, resident services space, indoor amenities, outdoor courtyards, a playground, and community garden. The project is expected to be fully electric, include rooftop solar systems, and target LEED Silver or equivalent standards. Construction of the healthcare facility and parking garage is anticipated to take approximately 16 months, with residential construction anticipated at approximately 21 months.
