Renovation of a mixed-use development in Grantsville, Utah. Completed plans call for the renovation of a recreation facility; and conference / convention center.

Replacement of two rooftop HVAC units serving the Indoor Arena and one air-cooled chiller serving the Conference Center at The Peak Sports & Entertainment Complex. Questions Due Date: Sep 2nd 2026, 12:00 PM MDT Bids, questions, and other solicitation communications shall be submitted through the County solicitation portal The County previously replaced four of the six rooftop HVAC units serving the Indoor Arena. This project consists of replacing the remaining two rooftop units and replacing the existing Conference Center chiller. The equipment descriptions below establish the basis of design and minimum performance requirements. Bidders may propose the identified basis-of-design equipment or an approved equivalent that meets or exceeds the stated requirements and is fully compatible with existing systems. 3. SCOPE OF WORK The successful contractor shall furnish all labor, supervision, equipment, materials, tools, transportation, rigging, cranes, permits, testing, startup, commissioning, and incidentals required for a complete and operational installation. A. Indoor Arena Rooftop Unit Replacement - Base Bid 1. Field verify existing conditions, dimensions, curb configurations, electrical service, controls, duct connections, roof conditions, access requirements, and all other conditions affecting installation before ordering equipment. 2. Remove and properly dispose of two existing rooftop HVAC units and associated materials that are no longer required. 3. Furnish and install two new commercial rooftop HVAC units meeting the following minimum requirements: Configuration: downflow. Nominal capacity: 10 tons each. o Electrical : 460 volt, 60 Hz, 3 phase. Economizer: factory or manufacturer-approved economizer suitable for the application. Basis of design: Daikin DCS120, or approved equivalent. Equipment shall be equal to or better than the basis-of-design unit in capacity, efficiency, reliability, features, and overall quality. 4. Provide and install two 14-inch adapter roof curbs , or other properly engineered curb adapters required for the proposed equipment and existing roof openings. Contractor shall field verify required curb dimensions before fabrication or ordering. Provide and install two appropriately sized non -fused disconnect switches, including all required mounting and reconnection work. 6. Provide and install two return-air smoke detectors compatible with the existing fire alarm and HVAC shutdown requirements. Include all required interconnection , testing , and coordination. 7. Provide all miscellaneous reconnection materials, electrical connections, control connections, duct transitions, gasketing, flashing, sealants, hardware, and accessories required for a complete installation. 8. Provide crane, rigging, lifting, and rooftop access necessary for removal and installation. 9. Integrate each new unit with existing HVAC controls and building systems. Any controls modifications required for proper operation shall be included in the bid . 10. Inspect roof penetrations, curbs, flashing, and mounting locations . Maintain existing roof warranties to the extent applicable and perform all work necessary to prevent water intrusion or leaks. 11. Repair at no additional cost to the County any roof, building, electrical, controls, ductwork, or other damage caused by the contractor or its subcontractors. 12. Start, test, and commission each unit in accordance with manufacturer requirements. Verify proper heating/cooling operation , airflow, controls, economizer operation, smoke detector shutdown sequence, and electrical operation before acceptance. B. Conference Center Chiller Replacement - Alternate I 13. 1. Field verify the existing chiller, piping, electrical service, controls, pad or mounting conditions , access, clearances, and all conditions affecting replacement before ordering equipment. 14. 2. Remove and properly dispose of the existing chiller and materials no longer required. 15. 3. Existing chiller: Carrier model 30RAN045DS-611CX. 16. 4. Furnish and install one new air-cooled scroll chiller meeting the following minimum requirements: o Nominal capacity: 45 tons. Electrical : 460 volt, 60 Hz, 3 phase. Refrigerant: R-32, unless bidder proposes an approved equivalent refrigerant/system that meets all applicable code, safety, performance, serviceability, and environmental requirements. Basis of design: Carrier 30RC-045661 ---213, or approved equivalent. Equipment shall meet or exceed the existing and basis-of-design equipment in capacity, efficiency, performance, reliability, and quality. 17.5. Provide all miscellaneous piping, fittings, valves, insulation, electrical materials, controls materials, supports, hardware, and reconnection materials required for a complete installation. 18. 6. Provide crane, rigging, lifting, and access equipment required for removal and installation. 19. 7. Reconnect the new chiller to existing mechanical, electrical, and control systems and make all modifications required for a fully operational system. 20. 8. Include manufacturer-required startup and all functional testing and commissioning necessary to demonstrate proper operation. Any required flushing, filling, venting, pressure testing, control calibration, or similar startup work shall be included. 21. 9. Provide testing and balancing as required to confirm proper operation of the replaced equipment and associated system. If a bidder believes a specific testing or balancing activity is not applicable, the exception must be clearly identified in the bid. 22. 10. Verify full operational functionality and compatibility with existing systems prior to project closeout
