Work in this section shall be governed by the Contract Documents. Contractor shall provide all materials, labor, equipment, and services necessary to perform and complete the work specified herein and or as required by job conditions. Replace all windows in sleeping areas subject to applicable codes for Egress. Install new Energy Star-certified windows meeting current code standards. Install new windows in accordance with manufacturer's installation instructions. Install windows plumb, level, and square so as to operate freely and latch securely. Install spun fiberglass insulation within window header and under sill prior to installing window. Full removal and replacement of existing furnace and air conditioning equipment. Install new, properly sized HVAC system meeting current efficiency standards utilizing existing duct systems. Remove and legally dispose of existing outdated furnace and AC units. Install new high-efficiency heating and cooling equipment as per manufacturer's pecifications. Contractor is responsible for the testing, balancing, and commissioning of the new HVAC system upon completion of the installation. All work must comply with local mechanical and electrical codes. Install new smoke and CO detectors on each level of the home and in each bedroom as required by current code. Contractor must verify and test proper wiring and grounding for all new safety devices. Replace existing house-to-garage door with a self-closing, 20-minute fire-rated door. Remove and dispose of the existing door, jambs, and trim between the house and the garage. Provide new door sized to existing opening. Door shall be a 20- minute fire- rated assembly. Install new door plumb, level , and square in rough opening. Shim between jambs and rough opening and fasten with appropriately sized fasteners for rigid installation. Provide and install approved self-closing hardware to ensure the door closes and latches automatically. Trim out interior of new door with pine casings to match existing. Apply one coat of latex primer and two coats of finish paint to the door and jambs. Owner to select color.
