The intent of this project is to fit up space within an existing Government of Canada leased office area to create a Sensitive Compartmented Information Facility (SCIF). 121 King Street West is a 25-storey Class A office building constructed in 1984. It features an exterior glass curtain wall around a concrete circulation and service core. . The Work involves the construction of a specialized secure facility within an existing occupied Class A office building. The fit-up will incorporate special security requirements and will require the successful Contractor to coordinate and execute the Work in accordance with the applicable project security requirements and Contract Documents. The scope generally includes, but is not necessarily limited to: - renovation and fit-up of the existing office space in accordance with the Contract Documents; construction of the SCIF and associated secure spaces; architectural modifications and associated interior construction; modifications and/or upgrades to existing mechanical and electrical building systems as required to support the fitup; coordination with existing building systems and base-building requirements; implementation and maintenance of construction hoarding and separation from occupied areas; coordination of construction activities within an occupied leased facility; management of controlled site access in accordance with applicable project security requirements; management and coordination of Contractor personnel , subcontractors and trades subject to applicable security clearance requirements; implementation of appropriate controls for classified and security-sensitive project information and documentation; coordination with PSPC, the Consultant, building management and other project stakeholders as required by the Contract Documents; compliance with mandated accessibility requirements applicable to the project; and completion, commissioning, deficiency correction, close-out and turnover of the Work in accordance with the Contract Documents.
