Site work and renovation of a mixed-use development in Point Lay, Alaska. Completed plans call for the renovation of a multi-residential development; and medical facility.

Point Lay NSB Housing Renovations and Upgrades -- Replace failing equipment and provide upgrades to house 234 and house 206.' The negotiations are anticipated to begin October 21 , 2026 Note* Proposals received after the time announced for the bid closing, which will be 4:00 p.m. unless otherwise specified, will not be considered. The final day for submittal of questions is September 8 , 2026 at 12:00 p.m. local time. NSB House #206 is a duplex with living spaces on both floors that has experienced multiple freeze- ups, resulting in significant plumbing and mechanical system damage. The restoration will include pressure testing and repair of all supply and drain plumbing, along with replacement of plumbing fixtures, toilets, water heater, boiler, expansion tanks, washing machines, shower plumbing, vanities, sinks, and damaged drain components. The interior will receive new commercial-grade vinyl plank flooring and rubber base, along with drywall repairs, patching, texturing, priming, and painting throughout. Both kitchens will receive new solid-surface countertops and undermount sinks, while existing cabinets will remain with cabinet door fronts replaced as needed. The existing cracked boiler will be replaced with a 200 MBH oil-fired boiler with a Beckett burner, supplemented by wall- mounted radiant cove heating throughout the living areas, bedrooms, bathrooms, and boiler room. Windows and doors will be repaired or replaced as needed, including damaged glass, hardware, and gaskets. Exterior doors will be replaced with insulated commercial-grade hollow metal doors and keyless entry hardware. Electrical improvements will include replacement of receptacles, switches, and cover plates, along with LED lighting upgrades. The utilidor and heat trace will be repaired or replaced, the plumbing vent inspected and repaired, bathroom exhaust fans replaced, and smoke detection systems upgraded to meet applicable code requirements. Overall, the project involves comprehensive plumbing, heating, electrical , flooring, interior finish, kitchen, bathroom, window, and door repairs to restore both units to a safe, functional, and code-compliant condition. NSB ITINERATE HEALTH HOUSE # 234 The residence sustained significant fire, smoke, and water damage, primarily affecting the kitchen and living room, with additional damage throughout the bedrooms, hallway, and bathroom . The home is constructed with SIP panels, requiring removal of damaged finishes to inspect and repair insulation, vapor barriers, and concealed components. The restoration will include demolition and replacement of damaged cabinetry, flooring, walls, ceilings, bathroom fixtures, plumbing, and electrical systems, along with repairs to windows, doors, and the HRV ventilation system. New kitchen cabinets, countertops, plumbing fixtures, and drainage systems will be installed. The entire residence will require thorough cleaning, drying, odor mitigation, priming, and painting to address smoke and water damage. Dehumidification will be necessary to prevent mold growth, and ozone treatment is recommended after removal of damaged materials and cleaning. Heating systems will be upgraded with new electric radiant cove heating, a Toyo Lazer 73 monitor heater, and additional backup heat as specified. Interior and exterior lighting will be upgraded to LED, and fire and smoke detection systems will be brought into compliance with applicable codes. Based on the visual inspection, the structural integrity of the residence appears to remain intact, with no visible structural deficiencies. However, further inspection will be required after demolition to assess concealed damage. Overall , this is a major restoration project requiring a qualified contractor with experience in fire, water, electrical, plumbing, HVAC, and SIP construction.
