Fire restoration services at residential unit 2521 S.E. 45th Street, including interior repairs, rebuilding, and site remediation as per project specifications and visual reference documents. Question Deadline 09/29/2026 at 12:00 PM CT All questions or requests for clarification regarding this Invitation for Bids ( IFB) must be submitted via the Housing Agency Market Place ( HAM ) website: The residence is a single-story residential building of approximately 1,035 square feet consisting of a living room, kitchen, utility/laundry room, three bedrooms, bathroom, master bathroom, closets, mechanical spaces, garage, and associated exterior areas. The building sustained significant fire damage, and the work includes demolition, structural repair, exterior restoration, interior reconstruction, and replacement of mechanical , plumbing, electrical , fixtures, and equipment as indicated in the Contract Documents. The Contractor shall provide a complete, code-compliant, fully functional project in accordance with the Contract Documents, including the architectural drawings, structural narrative, MEP narrative, insurance scope of damage/repair report, and all specifications and addenda issued by OCHA. The scope shall include, but is not limited to, the following: A. Demolition and Preparation o Remove damaged building materials and finishes as indicated in the Contract Documents. Remove damaged gypsum wallboard, ceilings, flooring, doors, windows, fixtures, equipment, and other components identified for replacement. Remove damaged roofing materials, including composition shingles, roofing felt, OSB sheathing, drip edge, valley metal , flashing, exhaust caps, pipe flashing/boots, and roof vents as applicable. Remove damaged roof trusses and framing as directed by the Structural Engineer. Remove damaged exterior siding, soffit, fascia, trim, exterior doors, storm doors, exterior light fixtures, overhead garage doors, HVAC condenser, security cage, meter base, and main disconnect as indicated. Remove the existing attic ductwork system and damaged supply and return grilles. Prepare and clean surfaces as required to receive new construction and finishes. The architectural demolition drawings identify removal of damaged roof, truss, siding, soffit, fascia, windows, doors, exterior fixtures, HVAC equipment, and electrical service components. B. Structural Repairs Repair or replace damaged wood roof trusses and related structural components in accordance with the Structural Narrative and Structural Engineer's instructions. Provide all required temporary shoring, bracing, demolition, framing, fastening, blocking, and related work necessary to complete the structural repairs. Coordinate structural repairs with roofing, insulation, mechanical, electrical , and architectural work. Verify field conditions prior to commencing structural work and notify OCHA and the Architect of discrepancies C. Roofing o Replace damaged roofing materials in accordance with the architectural drawings and insurance repair estimate. Provide new composition asphalt shingles, ridge caps, roofing felt, OSB roof sheathing, drip edge, valley metal, flashing, roof vents, exhaust caps, and associated roofing components as required. Coordinate roofing quantities with the insurance repair estimate and structural repairs. Maintain the existing gable vent unless otherwise indicated. Provide all necessary weatherproofing and flashing for a complete watertight roof assembly. D. Exterior Restoration Replace damaged gutters and downspouts. Replace damaged soffit, fascia, trim boards, siding, and associated fanfold foam insulation. Clean affected masonry. Replace damaged aluminum windows and associated trim/jamb finishes. Replace exterior doors, casings, hinges, storm doors, and associated hardware as indicated. Reinstall or replace security screens and window screens as directed by OCHA. Replace exterior light fixtures. Replace and finish overhead garage doors and associated hardware. Replace the exterior HVAC condenser and security cage. Replace the meter base and main disconnect as required.
