Renovation of a medical facility in Asheville, North Carolina. Completed plans call for the renovation of a medical facility.

Provide construction services for the renovation of approximately 3,500 square feet of clinical space on the first floor of Building 47. The work includes improvements to the ENT and Podiatry patient care areas, creation of a new waiting area, modernization of exam rooms, increased storage capacity, and upgrades to meet current codes and VA design standards. Work shall be completed in accordance with the construction drawings and VA The contractor shall perform interior demolition of partitions, ceilings, finishes, and existing mechanical, electrical, and plumbing systems; install new metal framing, gypsum board assemblies, acoustical ceilings, doors, frames, hardware, casework, countertops, flooring, tile, paint, wall protection, signage, and trim; and restore and protect adjacent occupied areas. HVAC work includes removal of existing systems and installation of new VAVs, ductwork, thermostats, diffusers, exhaust fans, controls, testing, balancing, and commissioning. Electrical work includes demolition of existing infrastructure and installation of a new transformer, electrical panel, wiring, raceways, receptacles, lighting, lighting controls, and system commissioning. Plumbing work includes removal and replacement of fixtures, piping, valves, insulation, and commissioning. Fire protection work includes sprinkler modifications, replacement of CPVC piping with black iron where required, fire alarm modifications, testing, and commissioning of fire suppression systems. Asbestos abatement shall be performed in flooring, walls, and a sink unit containing ACM coating, with required clearance documentation provided. Construction shall be coordinated within an active 24/7 medical facility while maintaining utility services, minimizing disruption to patient care operations, and ensuring continuous access to occupied areas. The contractor is responsible for all labor, materials, supervision, permits, inspections, site security, code compliance, safety requirements, testing and commissioning, project documentation, as-built drawings, cleanup, restoration, warranty services, and final project deliverables. The estimated construction duration is 183 days.
