Architectural and engineering design services for the construction of a new Exploration Building Addition at Santa Monica High School, including all planning, code analysis, design, cost estimation, permitting, and construction administration. This Project consists of a small addition to the rooftop area of the Exploration Building to include two (2) additional single occupant restrooms and a small kitchenette. This can be an addition to the existing rooftop pavilion. The current rooftop area has full elevator and stair access along with outdoor classroom areas and landscaping. The project includes all necessary planning and design services, including programming, site development, demolition and new building design for this project and related infrastructure, utilities and FF&E to construct this addition. The Project should attempt to utilize the existing building infrastructure for MEP and stormwater as much as possible. Consideration for how the project can be built efficiently and safely needs to be addressed in proposals. The AE team should be prepared to begin Schematic Design meetings with the District in early November, 2026. Design will include Schematic Design and then directly to 50% CD's, 95% CD's with DSA submittal targeting March 2026. Construction anticipated to begin Summer 2027 and complete Spring 2028.
