Demolition, site work and renovation of an educational facility in Santa Monica, California. Conceptual plans call for the renovation of a educational facility; and for the demolition of a educational facility.

Architectural and engineering design services for the TK modernization project, including interior site analysis, schematic design, and design development phases. The California Department of Education has specific requirements for the TK classroom environment. The classroom must be at least 1,350 SF. This includes dedicated space for restrooms, storage, teacher preparation, and wet/dry areas. Retrofitted classrooms may have a minimum of 1,250 SF if they qualify for a CDE exemption. The classrooms must include self contained (attached) restrooms, sized appropriate for young children and a workspace area for teacher prep. The prep area can be shared between 2 of the classrooms. McKinley currently has (2) TK classrooms that do not meet those standard requirements. In addition, a third TK was requested due to higher enrollment for this age group. The appendix contains the latest floor plans. The current TK classrooms are on the first floor of Building C, on the northern side of the campus along Santa Monica Boulevard. Classrooms 102 and 103 are 1,120 SF and 1,150 SF. Classroom 105 is 1,170 SF and currently used as a standard kindergarten classroom, this will become the 3rd TK classroom. A new classroom/administration building has recently opened at the site. This new building contains 8 new early elementary classrooms, support spaces and will house the school administration. The former administration spaces can provide some of the necessary square footage for the TK classroom modernizations. The goal is to use these spaces for the required restrooms/workrooms to meet the state requirements. The classrooms should remain the current size. The intent is to provide restrooms for students and workrooms for the staff. These can be shared, however the workrooms/restrooms for shared classrooms will need to be slightly larger. The design solution should avoid structural work to the existing building. This can be done by utilizing historical existing openings in the area of work. A series of renovation drawings illustrate how building C has been remodeled many times since 1936. These drawings show how openings have been added and sealed over time. The intent of this project is to provide connections between spaces without removing any structural masonry walls. Removing masonry walls in the building could add to the scope and complexity of the project, increasing the costs and overall schedule. A thorough review of the historical documents and a field survey will be mandatory as part of the schematic design phase.
