Renovation of a mixed-use development in Fairfax Station, Virginia. Completed plans call for the renovation of a swimming pool; and playground / park / athletic field.

Work includes draining, stripping existing pool finish, surface preparation, application of a new whitecoat finish, filling, initial water balancing, startup, and initial brushing for two waterpark pool locations. Project addenda, if any, will be posted on the NOVA Parks website and emailed to registered bidders. Bidders are responsible for obtaining and acknowledging all addenda before submitting a bid Pirate's Cove Waterpark - Main Pool At Pirate's Cove Waterpark at Pohick Bay Regional Park, completely remove the existing interior pool finish in the main pool ; prepare the exposed substrate; apply a new whitecoat pool finish throughout the pool interior; and complete filling, startup, initial brushing, and initial water balancing. Protect all drains, fittings, tile, coping, plumbing, adjacent features, and park property. Ocean Dunes Waterpark - Play Pool At Ocean Dunes Waterpark at Upton Hill Regional Park, completely remove the existing interior pool finish in the play pool ; prepare the exposed substrate; apply a new whitecoat pool finish throughout the pool interior; and complete filling, startup, initial brushing, and initial water balancing. Protect all drains, fittings, tile, coping, plumbing, adjacent features, and park property. For each site, the Combined Base Bid shall include complete removal of the existing interior pool finish. The Form of Proposal also requests deductive alternates for removing only loose, hollow, deteriorated, or otherwise unbonded finish. The Contractor shall inspect conditions before bidding and verify pool dimensions, access, utilities, existing finish, and disposal requirements. NOVA Parks will identify the approved drain or discharge route at each site and will make the existing well-water supply available for filling each pool after completion of the whitecoat. The Contractor shall provide all water required for construction activities unless NOVA Parks provides prior written approval otherwise. Any substrate or plumbing defect uncovered after stripping shall be documented promptly for NOVA Parks; repairs outside the stated scope shall be performed only after written approval. The work at both locations, including required initial startup services and delivery of startup records, shall be completed no later than May 1, 2027. A five percent bid bond or certified check must be submitted with the sealed bid for all total bids over $500,000. The total bid shall be determined by the sum of the base bid and all alternates. All bids and bid bonds shall remain valid for ninety days. Performance and Labor and Material Payment bonds shall be required of the successful bidder for all contracts awarded over $500,000.
