Renovation of a municipal facility in Camden, Maine. Completed plans call for the renovation of a municipal facility.
This project includes the removal of the existing wood and glass curtain wall system on the west gable end of the Snow Bowl Lodge building, and the installation of a replacement wood and glass curtain wall system. Additional peripheral work is required for the installation, including rough and finish carpentry, light electrical work, and finishing. See the Project Description and the Construction Documents for more detailed information. Owned by the town of Camden, the Snow Bowl is managed and operated by full-time town staff. Originally opened in 1936 during the Great Depression, it was solely operated by volunteers using donated materials. Nestled among picturesque harbors, charming inns and award-winning restaurants, the Snow Bowl is also the only ski area on the East Coast with ocean views. The Snow Bowl is also home to the country's only remaining original, gravity operated 400-foot-long wooden toboggan chute. The current Lodge was built in the 1960's, and has been updated over the years as needed. Included with this Request for Proposal letter you will find bid documents including drawings and written specifications. Electronic copies of the bid materials will be emailed upon request to General Contractors and SubContractors. Hard copies of materials are the recipient's responsibility. This Request for Proposal letter should contain all the information necessary for you to complete your bid. Should you have any questions, please direct them to our office immediately. Question Deadline 12/01/2025 Questions and comments regarding the project design specifications or drawings shall be directed in writing to the Architect during the bid period prior to the question and comment deadline . While we are happy to take phone calls with RFIs about the project, all inquiries must also be submitted in writing via email. Questions will be addressed as quickly as possible. All clarifications and addenda will be issued to all General Contractors within a reasonable time. The Snow Bowl Lodge and grounds will be accessible for project mobilization no later than March 16, 2026. Substantial completion of the project must be achieved no later than June 15, 2026. The selected bidder will be required to enter into an agreement with the Town of Camden with an AIA A101, A104, or A105 Owner-Contractor contract. Bidding contractors must include proof of a Performance and Payment Bond with their bid submission. Contractors shall also submit proof of compliance with Maine Title 14, Part 2, Chapter 205, Subchapter 3, Statute 870, 'Public Works Contractors' Surety Bond Law of 1971'. Prior to entering into a contract with the Owner, the Contractor shall also provide proof of General Liability Insurance and Builder's Risk Insurance. The Town Manager & Snow Bowl General Manager will carefully consider all complete bid submissions, and evaluate them based on cost, schedule, relevant experience, and quality of the submission. Note that the Town is not required to select the lowest bid, but instead will select the submission that is balanced with respect to price, experience, and quality of the b The Town of Camden reserves the right to evaluate submissions as they wish, and reject any submission that is deemed incomplete. Bids will be opened in private, with a short period to follow for the Town to verify references and make inquires to bidders with respect to any necessary clarifications or discrepancies with any bids. A decision on the selected bidder will be made within two weeks of the bid submission date. The selected bidder will need to be approved by the Camden Select Board prior to the project being awarded. Project Identification: Project consists of replacement of the curtain wall system at the Camden Snow Bowl Lodge. 1. Project Location: 20 Barnestown Road, Camden, Maine. 2. Owner: Town of Maine B. Architect Identification: The Contract Documents, dated November 1, 2025 were prepared for the Project by Maple Street Design Studio, 4 Mechanic Street, Camden Maine 04843. C. The Work consists of the replacement of the curtain wall system. The Work will include but is not necessarily limited to all labor, materials, equipment and accessories to: 1. Removal of curtain wall system. 2. Installation of new glazed wood curtain wall system & doors. 3. Selective removal of existing walls, floor, steel clips, decking & framing. 4. Replacement of exterior wall systems. 5. Installation of door hardware. 6. Installation of electrical devices. D. The existing building is primarily constructed of bearing and non-bearing concrete masonry, structural steel columns, beams and roof frames and a wood roof deck. This facility operates during regular business hours, and cannot have any utilities shut down without prior authorization from the Owner. 1. Existing Mechanical systems will be maintained and in operation throughout construction. No modifications are included in the scope of work. 2. Existing Electrical systems, including emergency systems will be maintained and in operation throughout construction. Minor new work is included in the scope.3. Existing Fire Protection Systems will be maintained and in operation throughout construction. No shut down shall occur over-night
