Stein on behalf of Sig North Port, LLC requesting a replat of Tract B, Suncoast Plaza III, containing ±9.165-acres of land. The property is located in the southeast quadrant of Toledo Blade Boulevard and Price Boulevard. The purpose of the replat petition is to relocate the existing 30-foot access, utility, and drainage easement located on Tract B of the Suncoast Plaza III plat (Figure 1) to accommodate the construction of a storage facility. A new 20-foot public utility and access easement and a 30-foot-wide private drainage easement will be created to replace the 30-foot existing access, utility, and drainage easement (Figure 2 and Figure 3). The site, which will utilize existing roadways (E. Price Boulevard, Sun Market Place, and Sundown Lane) for access, is located within Activity Center #5. It is zoned Planned Community Development (PCD) and has a Future Land Use Designation of Activity Center. -------------------------------------------------------------------------------------------------------------------------------------------- This project is to construct a master pumping station and a force main in the vicinity of Toledo Blade Boulevard and Price Boulevard. Construct a master pumping station in the vicinity of Toledo Blade and Price Blvd., and a force main in the same vicinity. The project was designed and permitted under project U11MSF, however, due to delays in anticipated development, the actual construction portion of the project was moved out in the CIP. Site specific design may change due to further changes in location of the facility. Construction of the pumping station will begin when growth from the Toledo Blade/Price area requires it. As of June 14, 2024, this project is included in the city's 2024-2028 Capital Improvement Program (CIP) and funding is allotted for construction in FY 2027. *Project information has been obtained through a public capital improvement plan (CIP). A CIP is a financial schedule for short- and long-range projects which is updated regularly. Information listed in the CIP often evolves based on funding availability and the project details, including timeline and value, are subject to change.
