Demolition and new construction of a mixed-use development in Toronto, Ontario. Design plans call for the construction of a 30,294-square-foot, four-story above grade, 40-unit multi-residential development; for the demolition of a retail development; and 1,922-square-foot, one-story above grade office development.

Redevelopment of the site of a former LCBO location for construction of an affordable rental housing development; the scope of this project will include a four-storey apartment building with 40 affordable and supportive rental homes. The site will also include a public parking garage. The project is designed to meet Tier 1 of the Toronto Green Standard and is net-zero, mass timber, and incorporates key sustainability considerations in landscape and servicing. Amenities are proposed as 178 square meters of indoor space and 252 square meters of outdoor amenity space, consisting of an internal courtyard, with access form the first floor, and outdoor terraces on the second and third levels. The roof contains a 300 square meter intensive green roof that covers 50 percent of the roof. Parking is proposed at grade with a total of 50 bicycle parking spaces. Once completed, the development will be leased and operated by Parkdale Activity Recreation Centre (PARC), an operator of supportive homes in Toronto for adults experiencing mental health and substance use challenges, many with a history of homelessness. TIMELINE: The owner has finalized the purchase of the site from the Province of Ontario. As of January 2024, City Council approved to lease the site at 11 Brock Ave for construction of affordable housing, to be managed by a non-profit housing provider, who will act as developer of the site. The minor variance to the zoning approval was submitted to the city of Toronto late July 2024 with a revised scope of work. The site plan was submitted to the city of Toronto late September 2024. Detailed design is ongoing. Working drawings schedules will be finalized pending approvals. Sub trade tender and construction are anticipated late 2024. *The project was approved as part of a revised HousingTO 2020-2030 Action Plan which aims to develop five housing-ready sites under a public builder model, chosen for their strategic locations that offer potential for significant community and economic benefits.
