Site work, paving, new construction and renovation of a mixed-use development in Decatur, Georgia. Conceptual plans call for the construction of a residential development; and for the renovation of a 16-unit multi-residential development.
As of June 23, 2023, per owner, there is no update. It is only an idea in a master plan document. There are no current plans to proceed. The North Housing Village concept calls for a combination of new single-family and duplex cottages, with each unit no greater than 1,500 square feet and a building height limit of 25 feet. The historic Sam Bell and Glenn buildings that are already there would be renovated and could provide an additional 16 co-housing units. The Decatur City Commission on December 16, 2019, unanimously approved an addendum to the Legacy Park Master Plan that covers this planned development. Planning consultants prepared the addendum. The Legacy Park board may use this part of the plan in a future [request for qualifications] RFQ or [request for proposals] RFP process as they look for potential development partners. Information regarding a general contractor or method of selection has not been disclosed. Due to the preliminary nature of this project, a timeline for construction has yet to be announced. *The closed solicitation has been included below for reference: The City is seeking the services of a firm, partnership, joint venture or team to provide master planning services for the preparation of a Master Plan for the United Methodist Childrens Home (UMCH) Property. Services shall include detailed assessment of the propertys current site conditions, building uses and development patterns, transportation patterns, and similar design elements; determination of appropriate land uses and policies for future growth which are consistent with the Citys 2010 Strategic Plan and Decatur 360 Comprehensive Development Plan; review of existing plans and ordinances; meetings with stakeholders, innovative public engagement, plan development, and preparation of deliverables. Written requests shall be on company letterhead and include firm name, principal (owner), phone number, mailing address, and email address with project name, dated and signed. Within three (3) days of receipt of request, a copy will be forwarded via email. The City of Decatur reserves the right to reject any or all proposals and to waive technicalities and informalities. Oral, fax, or email responses will not be acceptable.
