Demolition, site work and new construction of a mixed-use development in Toronto, Ontario. Working plans call for the construction of a 3,279,052-square-foot, 29-story above grade, 3,246-unit multi-residential development; for the demolition of a multi-residential development; library; and 177,681-square-foot retail development.
Construction of 13 mixed-use condo and rental buildings (up to a maximum of 29 storeys) with a total of 3,246 residential units (1,976 will be market units and 1,270 will be TCHC-owned rental units). The proposal consists of a total GFA of approx. 320,064 sq m consisting of 303,616 sq m of residential GFA + approx. 16,452 sq m of non-residential GFA (including a new Toronto Public Library branch relocated from Parliament Street). Project includes demolition of existing social housing on site. Development of lands bound by Gerrard Street to the north, River Street to the east, Oak Street to the south, and Dreamers Way to the west. TIMELINE: Conceptual planning is ongoing. Design work is targeted through 2026 with a projected construction of 2027. Project will require approvals from the city of Toronto. There are currently no construction timelines.
