Demolition, site work, new construction and renovation of an educational facility in Albany, California. Completed plans call for the construction of a educational facility; for the renovation of a 2,951-square-foot educational facility; for site work for a 37,369-square-foot educational facility; and for the demolition of a educational facility.

Albany Unified School District invites interested Design-Builders to submit a Statement of Qualifications ("SOQ") for the purpose of pre-qualifying as prospective Design-Build proposers for design and construction of the Ocean View Elementary School Re-build project. In order to provide optimal 21st Century learning environments for students and teachers, address concerns for seismic safety and campus security and maximize energy efficiency and sustainability, the District began a design process in January 2015, which considered multiple scenarios for the re-construction of Ocean View Elementary School. This process included numerous meetings with a Design Committee consisting of Teachers, Administrators, Board Members, Sustainability Advocates and Community Members, who have collectively given the bridging architect guidance on the preferred layout, features and design of the new school. Presently, the District is engaged in a Schematic Design Refinement phase, which will again consider multiple scenarios for the new school. In response to budget constraints, strong consideration will be given to maintaining and modernizing portions of the existing school. This refinement phase will produce a set of Bridging Documents to facilitate the Design/Build selection process. A selected Design/Builder will ultimately complete the design and construction documents for submittal to the Division of State Architect and will follow through with construction of the project. The Ocean View Elementary School is located on approximately 5.5 acres at the corner of Buchanan and Jackson Streets in Albany, CA. The project is expected to be CHPS certified and encompass between 50,000 and 55,000 square feet of new constrution and modernization. The District will consider utilizing modular, componentized, or prefabricated building and site element designs to achieve high-quality but economical facilities. Additional program, design and criteria will be shared with the shorlisted Design-Build teams. This is an Overraa project. It's a public works project on the existing Ocean View Elementary School campus located at 1000 Jackson Street, Albany, CA 94706 and consists of demolition and replacement of school facilities including buildings, site work, new utilities services, in addition to on and off-site improvements. We will be issuing contracts based on this bid effort. Construction Duration: January 2020 - August 2021
