The Owner is seeking architectural/engineering design services for concept finalization, schematic design, design development, construction contract documents, bidding, and award of construction contract(s), administration, final closeout and warranty period for construction of a new 10 classroom addition (approximately 14,000 sf). Additionally, the contract will include full design services to replace and upgrade the existing boiler plant (to include the new addition). 2. Additionally, the design services will include schematic design services for the following: a. replacement of the existing unit ventilators in the existing school, b. provision of central air conditioning in the existing school. c. selected repair and restoration of the exterior envelope which is brick and CMU. And d. replace sinks and counters in existing building. As it relates to item #2, the Town will decide whether to move forward with any or all those items upon conclusion of schematic design and receipt of an estimate of the cost of construction for those items. Should the Town elect to move forward to design those items, they will likely be priced as an add alternate to the base bid. Construction duration is expected to last 12 months. The project is an addition to an occupied and functional school and operations will need to be maintained along with mechanical/ plumbing renovations and planned tie-ins to the existing building so as not to disturb the function of the school
