Renovation of an office development in Muscatine, Iowa. Completed plans call for the renovation of a office development.
The work to be performed consists of selective demolition and debris removal, exterior door replacement, minor exterior maintenance, interior framing and fitout including floor finishes, interior partitions, wall finishes, doors, ceilings, electrical service, power and lighting, new HVAC system and complete plumbing revisions and fixtures. Other work includes trim, casework and cabinetry. 1. The work of this project involves the demolition and disposal of existing internal partitions and finished, electrical distribution system, HVAC system and plumbing fixtures. New construction includes replacement of select exterior doors, minor facade updates general maintenance with an alternate to replace the asphalt shingle roof and limited pavement repair. Interior work includes revision of plumbing to support 3 new toilet rooms and a kitchenette, installation of new electrical service, distribution and lighting and the installation of a new HVAC system for the entire building. Interior finish work includes the erection and finish of new interior partitions, floors and ceilings. A primary focus of the conference is to review project requirements, ask questions, and permit Bidders' inspection of the existing conditions. B. The date for Award of Contracts for construction is anticipated on February 26th, 2019, with the Notice to Proceed being issued no later than March 8th, 2019 Construction Activities at the site: 1. Base Bid Work shall be scheduled during the second quarter of 2019. Owner needs to be moved into the facility by 1 September, 2019. Contractor should plan and schedule work to be substantially complete by August 5, 2019. A. Bid Security shall be made payable to the Iowa State University Extension and Outreach - Muscatine County, in the amount of 10 percent (10%) of the Base Bid sum. Security shall be CERTIFIED CHECK, BANK CASHIERS CHECK or AIA A310 BID BOND issued by the Surety licensed to conduct business in the state in which the Project is being constructed. The Owner reserves the right to approve the sufficiency of the required bid security. B. The successful bidder's Security will be retained until it has signed the Contract and furnished the required PAYMENT and PERFORMANCE BONDS. The Owner reserves the right to retain the Security of the next three (3) lowest bidders until the lowest Bidder enters into a Contract or until sixty (60) days after bid opening, whichever is the shorter. All other Bid Security will be returned as soon as practical. If any Bidder refuses to enter into a Contract, the Owner will retain its Bid Security as liquidated damages, but not as a penalty. C. The Bid Security is to be submitted and attached to the BID FORM at the time of submission of Bids.
