New construction of a multi-residential development in Kingston, Ontario. Completed plans call for the construction of a 12,415-square-foot, two-story above grade, one-story below grade, 24-unit multi-residential development.
For the construction of 1 new stand along building consisting of 9 apartments to be located at 20 Cliff Crescent, and 3 new building additions consisting of 15 new apartments to be located at 1 Curtis Crescent in Kingston. The proposed new buildings will be a 2 storey residential building that will have a basement apartment, and ground floor apartment, slightly elevated, and a second story apartment. In the end between the two locations there will be 24 new apartments. The construction will be wood frame construction, poured basement walls and floors. Cladding to be a combination of brick and vinyl siding. Windows to be residential vinyl grade. All roofs to be sloped with architectural asphalt shingles. Each apartment to be approximately 55 sq.m. Approximate footprint of the standalone building at 20 Cliff to be 178 sq.m and 534 sq.m. gross floor area. Approximate footprint of the three additions at 1 Curtis Crescent is 307.8 sq.m. and 615.6 sq.m. gross floor area. All required site works to be included in the project with a cash allowance included in the bid for Utilities Kingston fees. Building permit fees are paid by the owner. There are no elevators, no sprinklers, no fire alarm system, and barrier free design is not required. This project's building classification is group C, residential.
