Demolition, site work, renovation and addition to a mixed-use development in Osage, Iowa. Completed plans call for the addition of a 6,612-square-foot educational facility; and for the renovation of a educational facility.

The project will utilize the Construction Manager project delivery system. The Work of this project shall consist of a eight (8) Separate Construction Contracts. Reference Summary of Multiple Contracts, SECTION 01 1213 for a description of the work within each Contract. The project consists of Bid Packages as follows: Bid Pack #1 -- General Contractor Bid Pack #4 -- Unit Masonry Bid Pack #7 -- Roofing and Sheet Metal Bid Pack #9A -- Acoustical Ceilings Bid Pack #9B -- Resinous Flooring Bid Pack #9F -- Paint and Coatings Bid Pack #22/23 -- Plumbing & HVAC Bid Pack #26 -- Electrical, Communications, and Security Submit inquires pertaining to the bidding documents to R Wessman, at ATURA Architecture, 912 North 13th Street, Clear Lake, IA 641/357-1923 (voice), (reewaaturaarchitecture.com (e-mail). The Owner reserves the right to reject any or all bids and waive all informalities and irregularities in connection therewith if the same is judged to be in their best interests, and to make a selection, including that of any Alternate Bids, that in their judgment is best suited for the purpose intended for the project. The deposit will be refunded in full upon return to Rapids Reproductions of the documents in good condition within 10 days after receipt of bids to all Bona Fide Prime Bidders. If documents are shipped, a separate non-refundable shipping and handling check in the amount of $20.00 made out to Rapids Reproductions will be required. Each Bidder shall accompany its bid with bid security in a separate sealed envelope, in the amount of five percent (5%) of the Bid (including Alternates), as security that the successful bidder will enter into a contract for the work bid upon and will furnish after the award of contract a Performance Bond & Material and Labor Payment Bond, in form acceptable to the Owner, for the faithful performance of the contract, in an amount equal to one hundred percent of the amount of the proposal. The bidder's security shall be in the form of a cashier's check, a certified check, or a bank money order drawn on a FDIC insured bank in Iowa or on a FDIC insured bank chartered under the laws of the United States; or a certified share draft drawn on a credit union in Iowa or chartered under the laws of the United States; or a bid bond on AIA Document A310 with corporate surety satisfactory to the Owner. The bid shall contain no condition except as provided in the specifications. All Proposals and Bid Securities must have original signatures. The Owner reserves the right to waive irregularities and to reject bids in whole or in part. The Bidder shall include all requested Forms and attachments with their submission of the Bid Form; failure to comply may be cause for rejection. No modification of submitted bids will be permitted in any form. No bid may be withdrawn for a period of thirty (30) days after the date of bid opening.
