All bidders, bidding as a General Contractor, must submit AIA Document A305 Contractor's Qualifications Statement to be evaluated by the Owner and Architect prior to being issued plans and specifications - submit A305 to biddocs@lpbatlanta.com. Bidders who do not submit the A305 Statement will be subject to disqualification. The A305 must show the Contractor's ability to complete the Contract in a satisfactory manner on projects of similar scope and complexity. References from past clients and projects must be included and will be verified. General Contractor's main office where work for this project will be completed shall be a permanent office located in the state of Georgia within a seventy five (75) mile radius of the project site. This office shall have been in existence for no less than ten (10) years. Documents may also be accessed by Subcontractors or Material Suppliers. The Contract, if awarded, will be on a lump sum basis by base bid, but the Owner reserves the right to reduce the base bid for deductive alternates in the order of their priority as set forth in the Bidding Documents. No Bid may be withdrawn for a period of sixty (60) days after Bid opening, except as otherwise expressly provided by applicable law. Bids must be accompanied by a Bid Bond in the amount of five percent (5%) of the Base Bid. Both a Performance Bond and a Payment Bond will be required in an amount equal to one hundred percent (100%) of the Contract Price. The Owner will provide the forms of all General Contractor bonds. A Performance Bond and a Payment Bond will be required for the Grading/Site Utilities Subcontractor. Bond requirements are set forth in Article 10 of the Standard Form of Agreement Between Owner and Contractor, Stipulated Sum. The Owner reserves the right to reject any or all Bids, and to waive technicalities and informalities. Any person or entity that failed to become qualified to submit a Bid on the Project shall not be permitted to submit a Bid on the Project, and any Bidder submitted by any person or entity that is not qualified shall be returned unopened.
