The following is a list of the components of the work included in the design documents. Refer to Mechanical, Electrical and Control drawing and specifications for further details. The building is designated as heritage and all work shall comply to maintain heritage building components in their existing condition unless noted otherwise herein. Project commissioning to be completed with 3rd Party Commissioning Agent. Removal / demolition of two gas fired and oil fired low pressure steam boilers and associated piping, cast iron radiators and materials. Provide new equipment as per drawings. Refer to Equipment schedule in drawing package for main components. Some equipment (boilers, heat exchangers, and some pumps) have been pre-purchased for this project. Shop Drawings of pre-purchased equipment are included in the Specification appendices. Installation of new high efficient hot water boilers and associated pumps, heat exchangers, materials, and HVAC DDC BACnet controls system controls. Remove and replace existing steam to hydronic heat exchanger with new water to Glycol Exchanger. Retrofit to the existing steam distribution piping and convectors to new hydronic heating systems. Old steam and condensate piping to be removed and replaced with new heating hot water hydronic piping including terminal coils, pumps, radiators and convection units. Remove and replace existing perimeter heaters (convectors, radiators, unit heaters, force flows) throughout the building. Some of the existing heaters will be reusing existing cabinets to maintain heritage status. Building interior modifications to allow for pipe retrofit work. To include but not be limited to some ceiling removal and replacement, cutting and patch of walls, fire stopping, all including finish paint and ceiling work, and lighting removal and replacement. Minor electrical work to enable the installation of new heating equipment motors and controls. Upgrade of air handler unit steam humidifier systems with new natural gas steam humidifiers. Temporary heat of building interiors during heating equipment shutdown. Replace air handler unit hydronic heating coils in two existing air handling units. Remove and replace all existing Variable Air Volume terminals (VAV) with new, complete with digital controllers. Many of the VAVs are equipped with existing hydronic heating coils that are to be replaced as well. Remove existing domestic water heater (natural gas fired) with recirculation pump and replace with new high efficient hot water tank and new recirculation pump.
