Project Summary: Removal and replacement of existing roof system consisting of: 1. The project includes reroofing Areas A, B, C, D1 , D2, D3, and E, at the Burnhaven Library as shown in the drawings. The base bid includes reroofing Area A. Alternate #1 adds the reroof of Area B , Area C and E- main entry roofs and the garage roof area. Alternate #2 adds the reroof of the sloped metal penthouse roof Area- D2. 2. Existing Roof System Areas A, Alternate-# 1 : B, C and E: The existing system includes a steel deck, with a base layer of 2" Isocyanurate, a tapered isocyanurate insulation system (mechanically attached ), a layer of 1" isocyanurate insulation ( mopped in asphalt) and a 1" perlite insulation layer ( mopped in asphalt) followed by a 4 -ply Built-up roof with gravel surfacing. Alternate 2-Existing Roof System Sloped Metal Penthouse Roof (Area D2): The existing system includes a wood deck, felt underlayment and 1 " standing seam roof panels. 3. New Roof System Areas A, Alternate-#1 : B, C and E: The new roof system includes removing the existing built-up roof membrane and top layer of 1" perlite. Mechanically attach a new layer of 1" isocyanurate (25 psi ) through all layers to meet FM 1-90. Install a 5/8" DensDeck StormX coverboard (4'x4' boards) in hot asphalt to meet FM 1-90. Lastly, install a new 4-ply built-up roof with gravel surfacing. * Fastening of insulation on Area A over the Service Center (as shown and noted on the drawings) must be done before 8am or after 5pm if done Monday through Friday so as not to make noise during License Center operation. 4. Alternate #2-Existing Roof System Sloped Metal Penthouse Roof: Reuse or provide new, self- adhered, high temperature bituthane underlayment, a red rosin slip sheet and a 22ga . color- coated, 1 " single- lock standing seam roof system and flashings. 5. Reuse the existing roof drains and overflow drains. Replace broken screens and needed parts. Provide new12" overflow scuppers at existing locations; adjust heights to match the new insulation system. 6. Penetrations/details include but are not limited to parapet roof edge details, roof hatch, masonry wall details, control joint details joint details, drain details, mechanical unit curbs and vent stacks, heat stacks and overflow scuppers. Remove obsolete vent stacks. Raise details including mechanical unit curbs, to minimum 8" off finished membrane height. Insulate mechanical curbs to minimum R-10 as shown on the drawings 7. Provide new pipe supports or reuse existing where acceptable. 8. Provide new 24 ga. gi. color-coated metal counter flashings to match. Color varies by area. 9.
